Roof Inspection In the inspection report we will identify the style of roof, the type of roofing material, and the type of framing. While walking the roof, we are looking for any kind of deterioration to shingles, flashing areas that make cause a potential leak. This includes vent pipe penetrations, sky lights, chimneys, valleys, and roof to wall lines. With metal roofs we look for proper installation and any areas that may show signs of rust or other failure. Slate and tile roofs are generally inspected from the ground or from the eve of the roof. Home inspectors do not walk these types of roof due to their fragile nature. In the attic area we are looking for proper ventilation, damaged or cut structural members, and any evidence of water damage.

Here we show step flashing along side a chimney. Even though this flashing is new, it was not installed correctly. The flashing is missing a piece of counter flashing that is actually cut into the brick of the chimney. A qualified Home Inspector would immediately notice this mistake. |

This is an example of a truss that has been cut. Trusses have internal structural members that are designed to work together to carry a specific load. When any one member of the truss is cut or damaged, the truss is subject to failure. |

Here is an example of a rotten rafter tail. This is the part of the roof that creates the soffet, and supports the the overhang of the roof. Even though new wood was installed for the fascia and the roof sheathing, the rafter tail was not replaced. |
