Foundation

The foundation of a house is the masonry structure that is in the ground upon witch the house is built.  It is the most important structural part of a house.  In the foundation inspection we will identify the type of foundation and also any damage that may exist.  This may include settlement cracks, deteriorated block, brick, or mortar joints, and water penetration.

In this photo you can clearly see a settlement crack.  This is common to find and does not pose a problem.

In this photo there are three settlement cracks all within 5 feet of each other.  This is a problem that a buyer should be made aware of.

This photo shows how moisture can penetrate the foundation if not properly drained away from the house through the use of gutters and downspouts and proper slope of the surrounding ground.
