The electrical system in a house plays a very valuable role in the house and is also the most dangerous.  The use of electrical systems is constantly expanding, as more types of electrical appliances and equipment are used in the home.  The increasing affordability of electrical equipment also adds to the problem.  Many houses now have several televisions, stereos, and computers.  That equipment might be plugged into receptacles that a few years ago supported only a few lamps, clocks, and radios.  The old system becomes overloaded.  Newer houses are incorporating a variety of "smart house" features, including lighting relay systems, communications and data wiring, sophisticated control circuitry, and low voltage wiring.  Attempts to retrofit these newer components in older houses often results in an electrical system of extraordinary complexity, with many opportunities for wiring errors.

Another problem with electrical systems is that they do not get better with age.  Insulation deteriorates, and circuit breakers become prone to failure the older they get.

Therefore, there are several reasons to evaluate the electrical system of a house by modern standards, not by the practices at the time of construction.

During the inspection we will be checking outlets, switches, and appliances.  We will also remove the panel box cover and check for lose wires, proper grounding, and over- fusing.
